PRE-MOVE / “LOOK-SEE” / ORIENTATION PROGRAM

  • Itinerary is drawn up on the basis of assignee check-list.
  • Orientation Kit / Destination Guides
  • Accompanied program consists of map orientation, pre-move familiarization of assignee (& partner) with living conditions, residential areas, schooling, availability of goods and services, recreation and leisure options, expatriate network, information on language, cultural aspects, banking, registration and immigration requirements in the host city.
  • Preview of representative communities and expatriate-type housing.
  • Information on Import regulations and Custom Duties on household effects
  • Introduction to resident expatriates

SCHOOL / EDUCATION ASSISTANCE

  • Advice on education system, guidance on options available to family
  • Contact schools to determine availability for the upcoming semester /year
  • Review availability of international schools and process for application, interview and acceptance;
  • Arrange and coordinate school tours and accompany when appropriate
  • Provide school brochures and application forms (where applicable) and assist in application completion (Charges for the same if levied by the school, to be borne by the assignee /client)
  • Notify the assignee or client HR contact of deposits and other education fees
  • Where feasible – arrange for interviews with the school authorities

Note : Bricks n Spaces can only assist/facilitate school admission.Bricks n Spaces does not guarantee admissions in either local or international schools across India as the securing of admissions are subject to key factors such as – timing of application in relation to the academic year, nationality, current grade, waiting lists for that grade, child’s assessment based on supporting documents and interview outcome/ test results

SETTLING-IN PROGRAM

HOME-FINDING PROGRAM

  • Itinerary based on housing needs analysis

  • General Overview of expatriate preferred neighborhoods and map orientation.
  • Host city familiarization
  • Accompanied viewing of pre-screened / pre-selected properties
  • Liaising with real estate agencies and owners of properties
  • Facilitation of the lease process (price, terms, deposits, documentation, lease contract, etc;)
  • Inventory inspection

TENANCY MANAGEMENT SERVICES – Ongoing

  • Inventory check.
  • Coordinating/arranging for monthly rents to be paid either directly or on behalf of the tenant/client to landlords
  • Coordinating/arranging payment of utility bills either directly or on behalf of the tenant/client to the respective entities. (To include electricity bills, telephone bills, water bills, maintenance bills, and satellite TV bills.)
  • Coordination of property related issues with the society office and / or Landlord.
  • Monthly inspection of rental property
  • On-going interface with landlords/suppliers/rental companies for maintenance of air-conditioners, household appliances and furniture during the warranty/rental period as the case maybe.
  • On-going management and replacement of rotational tenants (if applicable)
  • Post move inspection of property
  • Assistance with earlier termination of lease contract
  • Tracking of lock-in period
  • Tracking of notice period
  • Coordination of written notice issued from Tenant/client to landlord.
  • Tracking of lock-in period for rental contracts on air-conditioners, household appliances and furniture.
  • Coordination of written notice to the various rental companies.

  • Assistance in sale/transfer of household effects (if required)

DEPARTURE / REPATRIATION PROGRAM

Provides for assistance to assignee / family for smooth transfer out of the destination upon conclusion of the assignment.

Program includes:

  • Advising / assistance with lease termination
  • Assistance with disconnection of telephone and utilities
  • Assistance with cancellation of home-related rental contracts
  • Assistance with inventory check out and advising how to minimize potential cleaning and repair costs
  • Monitoring refund of security deposits and guarantees*
  • Assistance with meeting the local authority requirements for notification of the assignee’s departure

Note : Should there be landlord disputes and / or the security deposit/guarantee not be received within (60) days after the date of vacation / lease termination, additional fees to the client may apply. The company and / or company’s legal representative will need to be involved and take responsibility for the recovery of the security deposit and / or advance rent.

VISA & IMMIGRATION SERVICES

Assistance with mandatory registrations requirements of local authorities such as

  • Resident Permit applications
  • FRRO applications
  • Visa extensions
  • OCI Card applications
  • PIO Card applications
  • Documentation verification and legalization
  • Procedures include –
  • Collecting necessary application forms/ documents from the local authorities.
  • Assisting with completing all documentation
  • Advice and information on list of documents required from the applicant (for e.g. photographs, letter of employment / business document depending on the visa issued, copies of relevant passport pages, copy of employment contract, details on financial guarantee and guarantor, etc.
  • Collecting all information / documents and presenting to the local authorities
  • Monitoring and follow-up with the Authorities to ensure movement of files/documents within various departments and Government bodies.
